Yes, we do not charge commission when you sell your home, and our only fee for placing the advert is £50, though you might want a signboard, which is charged extra. 2 So why do Estate Agents charge so much? Well, you'd have to ask them! But seriously, Estate Agents have expensive high street shop fronts to buy or to pay rent on. They spend time with you, drawing up the particulars of you home, and they show prospective purchasers around your home. They also pay for adverts in newspapers. We wouldn't necessarily say Estate Agents were bad value for money, but why pay their fees when you can do all the work yourself, just for a few hours spent thinking about what you want to say about your house, and then putting the details onto our web site. Just think about how you would spend the thousands of pounds you might save, rather than giving it to an Estate Agent. 3 Are you Estate Agents? No. We do not draw up sale particulars, we do not negotiate between buyers and sellers, and we do not show potential purchasers round your home. We merely provide a way of you advertising your property for sale, and finding a buyer yourself. 4 Do people really look for houses on the internet? Of course they do! You can buy your car from an advert in Autotrader, find lost school friends and new romances, so why not find you new house as well. 5 I have a "sole agency agreement" with my agent, will I still have to pay them commission? No. The majority of Estate Agents contracts are for a "sole agency agreement", to quote the governments Office of Fair Trading report (para 3.24) "A sole agency agreement gives the agency with whom the vendor has contracted the sole right to sell the property for the period of the contract: no other agent may be used. This does not however prevent the seller themselves finding a buyer." The same applies of course to joint agency agreements, and multiple agency agreements. The only problem would be if you signed a "sole selling rights" agreement, which gives the estate agent exclusive rights to sell your property. We do hope you have not signed such an agreement, and would urge you to cancel it as soon as possible. Even if you don't want to do this, then sign up with us anyway, if you end up selling your property though a buyer found through our web site you'll end up paying the Estate Agents fees as well, but you may well have sold your property much quicker, surely our fee of £50 is a small price to pay for that? 6 How do I value my property? For a start you've probably got an idea of how much you think your house is worth. Ask friends who have sold similar properties recently how much they bought and sold for. Alternatively enter all, or part, of your post code to find recent sales registered with the Land Registry.7 Do I need a "For Sale" Sign? No, you don't need one, but our inexpensive signboards are professionally made by the same company which manufacturers many estate agents signs, and are an ideal way to generate further potential buyers for your property. 8 Where can I find other information? Which has a useful fact sheet. 9 Can I alter my advert once I have submitted it? Yes. Once you register with us you can alter the description of your advert, and change the photos as often as you like, at any time. 10 Do I need to show a floor plan? You don't need to include a floor plan as one of your images, but we would recommend you consider it. A floor plan helps potential purchasers to visualise the layout of your property. For more details see how to draw a floor plan 11 I'm still not convinced, can I have a free trial? Sorry, but no. You can however write the description and upload your photos without paying a penny. Only when you are happy with how your advert looks do you have to pay us, and we will then make it visible on our web site. 12 What are your terms and conditions?
